Restrictions Policy

This policy allows you to set various restrictions as they apply to your Lease Application and Leasing rules. This Policy has several tabs that we will explain in detail:

  • Occupation
  • Age of Majority
  • Financial
  • Miscellaneous

Occupation Tab

This tab has the following settings to set occupants and restrictions on occupants of a tenancy.

Occupants per Bedroom: This sets a restrictions of how many people can apply to live in a unit. For example: If the setting is set to 2. The two people can apply to a 1 bedroom. 4 people can apply to a 2 bedroom and so forth.

Max Parking Spots: This allows to limit how many parking spots an applicant can apply for. This prohibits someone from renting 10 parking spots in a building with limited parking spots.

Max Lockers: This allows to limit how many lockers an applicant can apply for. This prohibits someone from renting 10 lockers in a building with limited lockers.

Max Pets: This allows to limit how many pets an applicant can apply with. This prohibits someone with 10 dogs for example to apply.

Age of Majority Tab:

This tab sets the rule around age of majority and the enforceability of the age of majority. This tab is broken down as follows:

  • Age of Majority: Here you can set the legal age of majority (ie. 18) and if you want to enforce it. 
  • Enforce Age of Majority: This forces the rule above
  • Matured Occupants are Applicants:If you require your Occupants to be a lease holder if they are age of majority you can set this with this policy

Financial Tab: 

This tab breaks down what information is required as it relates to financial responsibility. This tab is broken down as follows:

Guarantors are optional: This section can make Guarantors mandatory (often seen in Student Housing Buildings). Otherwise Guarantors will remain as an Optional Income source.

Guarantors Address Is Optional: This section mandates if an ADDRESS for a Guarantor is required or not

Min Employment Duration: This section sets previous employment information requirement. For example: If you require proof of employment but if they worked at their current job less than X months it will force previous Employment. 

Max. Number of Employments: Leaning on the Min. Employment Duration, this limits HOW MANY previous employments are asked for. Example: If I had 6 jobs in the last 12 months it would ask for the last X job information. 

Employment Address is Optional: This sets if the Address of the Employer is mandatory or optional.

Miscellaneous Tab: 

 
This tab will focus on some miscellaneous settings as they relate to application. This tab is broken down as follows:
 
 
Years To Forcing Previous Address: The system will automatically force and ask previous address if the applicant lived in their current address less than X years.
 
Previous Address Is Optional: This makes the previous address optional only (as opposed to a mandatory field)
 
Current Address Is Optional: This makes the question for their current address mandatory or optional
 
Emergency Contacts Is Mandatory: This makes the question for Emergency Contact as Mandatory or Optional
 
Emergency Contacts Number: This makes the Emergency Contact Number as Mandatory or Optional
 
Emergency Contact Address Is Optional: This makes the Emergency Contact Address as Mandatory or Optional
 
 
Reference Source Is Mandatory: This makes the reference source (How did you hear about us) as Mandatory or Optional
 
Unit Auto Reservation Time: This allows for an application to be AUTOMATICALLY reserved for X hours. During this time the unit will be off-market and not available for lease to anyone else.
